LG TITLE & ESCROW is proud to offer complimentary courses to real estate professionals. We believe that knowledge and education are the key to a successful Real Estate career. We are proud to offer a variety of Real Estate and Marketing classes. We offer these classes regularly at our offices or we can bring these classes to your brokerage.

 

All courses are designed to fit into a one hour time frame, but are all given as a round table discussion, so the time limit will be determined by the interaction during the class.

FIRPTA/1031 Exchanges/Investment Properties

For the first half of the seminar, we will be focusing on FIRPTA (Foreign Investment in Real Property Tax Act). This is codified in the IRS regulations which can be found here.

FIRPTA can be confusing and if ignored, can cost time, money and be a constant source of frustration when buying or selling real estate. FIRPTA 101 is a course designed to give you an overview of this complex process so that you will feel more confident in managing the transactions in which FIRPTA applies.

For the second part of the seminar, we will focus on 1031 Exchanges. By the end of this webinar, you should understand the basics of 1031 exchange and how to make these transactions stress-free for all parties, end to end.

  • Taxation of a seller under the Foreign Investment in Real Property Tax Act.

  • Which persons and properties are subject to FIRPTA withholding?

FAR/BAR “As Is” Residential Contract & Riders Review

An overview of the Florida Real Estate contract. This is a great course for new agents. We will go through the entire contract while explaining the importance of each section of the contract and pointing out the most common mistakes agents make when filling it out.

  • Requirements for sellers, buyers, and agents under the FR/BAR Contract.

  • Timelines, document delivery, escrow requirements, and other contractual obligations.

  • Being best prepared as a Listing or Selling Agent.

Title 101: How to Review a Title Commitment

Set sail for a smooth closing by understanding the title examination process. This course is designed to give a basic overview of the title commitment, common issues that can show up and explain why information is requested by a title agent.   • Discussion regarding wild mortgages, defective deeds, legal description defects, and vesting errors.

  • An overview of the effects of judgments and liens on the buying and selling processes.

  • Information regarding title commitments, payoffs, lis pendens, estoppels, municipal lien searches, surveys, and permitting along with the effects each can have on a real estate transaction.

  • Avoiding earnest money deposit forfeiture: A review of financing contingency clauses and vital dates.

  • An examination of trust vesting and corporate requirements for both buyers and sellers.

Probate/Trusts/Title Vesting

An overview of the Probate process and how to teach your clients to avoid probate. This course will also teach Real Estate Professionals the basic mechanics of how a Probate works, including timelines and what documents your clients must have to begin the process. And most importantly educating your clients on how to take title so their loved ones will not have to go through the Probate Process.

  • An examination of the different types of probate:

    • ​Summary Administration

    • Formal Administration

    • Ancillary Administration

  • A review of handling homestead versus non-homestead property.

  • Discussion of the cost and time it takes to administer a probate and who is authorized to sign the listing agreement and contract.
